Real estate remains the largest asset class in the world (≈ USD 380 tn), and the most opaque. Six- and seven-figure decisions are made on three data points: what the seller said, what the neighbour said, and what the agent said. TerraVision replaces that noise with signal — combining demographics, permits, infrastructure, capital flows and geopolitics in real time.

02 — How it works

Each zone is scored on two axes: opportunity (0-10) and risk (0-10). The TerraVision Investment Index (TVI) combines both into a single tier (Premium, Solid, Moderate, Cautious). Scores are computed from 5 public, auditable signals (building permits, density growth, yield, infra score, median age) and refined by a Claude Sonnet AI layer that cross-checks live catalysts — rates, FDI flows, regulation. Once a week the system surfaces up to 5 trending zones beyond the static set.

03 — Our edge

We are not a brokerage. We are not a portal. We do not sell property. We sell clarity to those who decide where capital goes — family offices, funds, advisors, developers. Our data is auditable (each metric carries a source). Our AI is challengeable (every analysis exports to PDF and can be contested). Our price is fixed, never commission.
